
SERVICES & FEES
We have various fees depending on the services you would like us to provide. The service may be just finding the right tenant for your property, otherwise known as a "one time placement", for which we do a customized fee. We also provide the full property management package, which is detailed below. We are also open to negotiating a different fee for those with larger portfolios. OUR COMPLETE MANAGEMENT PACKAGE AND FEES

Our standard monthly fee is 10% of the established rent, but only when the property is occupied. We make ourselves stand out by not placing an unfair burden on our owners, if we have not obtained a tenant for their property.

There is a $500.00 tenant placement fee. This covers the photography, marketing, all showings of the property, and the preparation of all the tenancy agreement documents for the new tenant.

Should a property manager be required to attend arbitration or court proceedings, a fee of $65.00 per hour will be charged for the preparation and attendance of such proceedings.

If your insurance company requires interior inspections to be completed every 3-4 months, there is a $50.00 charge per inspection.

There will be a $50.00 annual fee to set up and prepare an NR4 statement with Revenue Canada and remit Non-Resident’s Tax on a monthly basis, if required.
There are no other charges and we do not put a markup on any invoice. Part of our service is obtaining the best price for maintenance, repairs or appliance replacements.
