
Managing Your Investment Property
The following is an overview of our comprehensive rental management services.
INITIALLY:

Inspect the property with the owner and make any recommendations for repairs in order to facilitate the rental of the unit

Screen applicants and find a suitable tenant

Verify employment and rental references

Administer a tenancy agreement

Collect a security deposit in the amount of one half month’s rent

Inspect the unit with the new tenant and have a signed condition report
SUBSEQUENTLY:

We ensure the rent is collected on time - follow-up as needed
-
Minor repairs are taken care of in a prompt manner to avoid further damage or more costly repairs

Anything major is referred to you, the owner, for authorization

Exterior site inspections are done monthly and if we suspect negligence, an interior inspection is arranged

Obtain quotations and supervise any painting or other work requested by the owner
IF YOUR TENANT VACATES:

We ensure proper notice is given in writing

The owner is informed that the tenant will be vacating

We inspect the unit and refer to the move-in condition report
-
If there is any damage or extra cleaning required, we file a claim to withhold security deposit funds

We ensure the utility bills have been paid
-
We prepare the damage deposit refund with the interest calculations
-
We find a new tenant as soon as possible, ensuring a short or non-existent vacancy period
