Managing Your Investment Property

The following is an overview of our comprehensive rental management services.

 

 

INITIALLY:

 

  • Inspect the property with the owner and make any recommendations for repairs in order to facilitate the rental of the unit

  • Screen applicants and find a suitable tenant

  • Verify employment and rental references

  • Administer a tenancy agreement

  • Collect a security deposit in the amount of one half month’s rent

  • Inspect the unit with the new tenant and have a signed condition report

 

 

SUBSEQUENTLY:

 

  • We ensure the rent is collected on time - follow-up as needed

  • Minor repairs are taken care of in a prompt manner to avoid further damage or more costly repairs

  • Anything major is referred to you, the owner, for authorization

  • Exterior site inspections are done monthly and if we suspect negligence, an interior inspection is arranged

  • Obtain quotations and supervise any painting or other work requested by the owner

 

 

IF YOUR TENANT VACATES:

 

  • We ensure proper notice is given in writing

  • The owner is informed that the tenant will be vacating

  • We inspect the unit and refer to the move-in condition report  

  • If there is any damage or extra cleaning required, we file a claim to withhold security deposit funds 

  • We ensure the utility bills have been paid

  • We prepare the damage deposit refund with the interest calculations

  • We find a new tenant as soon as possible, ensuring a short or non-existent vacancy period
